Sheet B — Capabilities
What we do at each stage, from your side of the table.
Four stages, one team. Each is written as what it accomplishes for you, with the specific services inside it listed so you can see what is covered. Most projects use all four; some come to us mid-way, and that works too.
Define the concept
Positioning, guest experience, visual language, feasibility and priorities.
Before anyone draws a wall, we agree on what the place is for: who it serves, how a night there should feel, what it needs to earn, and what it must never become. We test the idea against the site, the budget and the schedule so the concept we commit to is one that can be built.
What you get
- Concept narrative and visual direction
- Feasibility and site evaluation
- Program and preliminary planning
- Priorities, budget targets and schedule
Services in this stage
- Feasibility and site evaluation
- Concept and brand environment
- Programming and space planning
Design the experience
Planning, interiors, lighting, materiality, furniture and custom elements.
This is where the concept becomes a room. We plan the floor around service and flow, then design the interiors, lighting, materials, furniture and the custom pieces that give a place its own vocabulary. You see it in drawings, samples and renderings before it exists.
What you get
- Schematic design and design development
- Lighting and material design
- Furniture, fixtures and equipment
- Renderings and visualization
Services in this stage
- Schematic design
- Design development
- Lighting and material design
- Furniture, fixtures and equipment
- Rendering and visualization
Make it buildable
Documentation, consultant coordination, budgeting support and fabrication.
Unusual ideas need precise instructions. We produce the documentation that contractors and fabricators can price and build from, coordinate the engineers and consultants the project requires, and work the budget with you so the design survives value engineering intact.
What you get
- Architectural and interior documentation
- Consultant coordination
- Budget and bid support
- Custom millwork, objects, art and fabrication
Services in this stage
- Architectural documentation
- Consultant coordination
- Procurement
- Custom millwork, objects, art and fabrication
- Project management
Protect the vision
Construction administration, procurement, installation and opening support.
We stay on the job through construction. That means site visits, answering questions fast, reviewing shop drawings, sourcing and procuring FF&E, and being there for installation, so that what opens is what we designed together.
What you get
- Construction administration
- Procurement and vendor management
- Installation and styling
- Opening support and punch list
Services in this stage
- Construction administration
- Installation and opening support
- Procurement

A note on scope and responsibility
Exact services and professional responsibilities depend on the project's location, scope and the consultants required. Where a jurisdiction requires a licensed architect or engineer of record, we coordinate with an appropriate local professional and make the division of responsibilities explicit in the proposal. We would rather set that out clearly at the start than surprise you at permit.
Not sure which stage you are at? That is a normal place to start.
